Alma Property Partners was founded in 2014 by a group of senior real estate professionals from Sveafastigheter, Niam and Hemsö. We are actively building our team and creating partnerships with leading real estate investment partners.
Simon de Chateau
Partner, Chairman and Chief Investment Officer
Mr. de Chateau is a founding partner and the Chairman and CIO of Alma Property Partners. Mr. de Chateau's primary role at Alma Property Partners is to lead the real estate investment activities including developing investment strategies, establishing partnerships and deal origination. He has 20 years of experience in real estate investments and transactions in the Nordic market. Prior to founding Alma Property Partners, Mr. de Chateau was co-founder and CEO of Sveafastigheter, a leading private equity real estate firm, and he is one of the most successful private equity real estate investors in the Nordic real estate market.
During his ten years at Sveafastigheter, Mr. de Chateau raised capital for and managed three successful Nordic real estate funds with combined equity capital of €500 million. Mr. de Chateau produced a gross leveraged IRR of approximately 30% from 2003-2013. Sveafastigheter's first real estate fund, Sveafastigheter Sverige I, which focused on real estate investments in Sweden, ranks as one of the top performing real estate funds ever in the Preqin database. The fund is ranked sixth all time in IRR and has the highest multiple among funds ranked in the top 20. Sveafastigheter's second and third real estate funds – Sveafastigheter Fund II and Sveafastigheter Fund III – made investments in Sweden, Finland, Denmark and Estonia. Fund II and Fund III rank in the top quartile (based on vintage year) of real estate funds in the Preqin database.
Prior to joining Sveafastigheter, Mr. de Chateau was responsible for setting up and heading Leimdorfer's research and corporate finance activities. During his tenure, Leimdorfer acted as financial adviser in eight out of 13 takeovers of Swedish listed property companies. Among notable public to private transactions, Mr. de Chateau worked on, for example, Skandia's acquisition of Diligentia, AP Fastigheter's takeover of Dios and Länsförsäkringar's acquisition of Humlegården, with an aggregate underlying property value in excess of SEK 23 billion. Mr. de Chateau is a board member of all three Sveafastigheter funds and a board member of Atrium Ljungberg, one of the largest publicly listed Swedish real estate companies.
Mr. de Chateau holds an MSc in Business and Economics from the Stockholm School of Economics.
Partner and Chief Operating Officer
Mr. Lundquist is a founding partner and the Chief Operating Officer of Alma Property Partners. Mr. Lundquist's primary roles at Alma Property Partners are deal origination and to lead the asset management activities. He has 18 years of experience in real estate investments, property development, asset management and structured finance. Prior to founding Alma Property Partners, Mr. Lundquist was COO, Head of Real Estate and member of the executive management team at Hemsö Fastighets AB, where he was fully responsible for a SEK 23 billion real estate portfolio and 65 employees in Sweden.
Prior to this role, Mr. Lundquist was Head of Business Development in the Public Sector Division at Kungsleden AB, a publicly listed Swedish real estate company. In 2010, this division of Kungsleden became Hemsö. During Mr. Lundquist's time at Kungsleden/Hemsö, the real estate portfolio grew from SEK 15 billion to SEK 23 billion. Mr. Lundquist has also held other senior positions with Swedish real estate companies as Managing Director for HSH/DAL Nordic Finance (2006-2008) and Senior Underwriter for RBS Nordisk Renting (2004-2006).
From 1997-2003, Mr. Lundquist lived and worked in Zurich, Switzerland, where he had a number of managerial positions within ABB Structured Finance, a global leasing and financing business. The company was established in 1997 and was expanded to a global business including 500 employees in 20 countries with total assets of $2.5 billion. Mr. Lundquist was part of the management team since inception, first as Business Area Controller/CFO from 1998-2000, globally responsible for Administration and Control, and thereafter as head of Credit and Business Development until ABB sold the business to GE Capital in 2002.
Mr. Lundquist holds an MSc in Business and Economics from the Stockholm School of Economics and obtained a Master of Financial Economics at the University of St Gallen in Switzerland as part of an exchange program. He also completed a number of management programs arranged by ABB and IMD in Lausanne, Switzerland.
Partner and Chief Executive Officer
Mr. Wobbeking is a founding partner and the Chief Executive Officer of Alma Property Partners. Mr. Wobbeking's primary roles at Alma Property Partners are corporate strategy, investor relations, compliance and risk management. He has over 15 years of experience in private equity real estate, corporate strategy and finance. Prior to founding Alma Property Partners, Mr. Wobbeking was a Business Development and Investor Relations specialist at Niam, a leading Nordic real estate fund manager. From 2010 to 2013, Mr. Wobbeking raised over €1 billion in equity capital for two fund products at Niam.
He played a lead role in raising €719 millon of equity capital for Niam Nordic V, the largest opportunistic real estate fund ever raised in the Nordic Region. He also raised €300 million of equity capital for Niam Nordic Core-Plus, a new product for Niam and the first ever core-plus fund raised in the Nordic Region. During 2013-2014, Mr. Wobbeking originated and led the execution of the sale of 105 Finnish and Swedish properties from Niam Nordic Investment Fund III to Partners Group for €300 million. The transaction was one of the most complicated real estate transactions ever executed by Niam and enabled a divestment of all remaining properties in Niam Nordic Investment Fund III.
From 2007-2010, Mr. Wobbeking was a corporate strategy consultant at Bain & Company in Stockholm working primarily with Nordic companies. Prior to Bain, he lived in Boston (USA) and worked in venture capital at Advent International (2002-2005) and J.P. Morgan Partners (2000-2002) where he focused on making investments in the energy and technology sectors. Prior to working in venture capital, he spent two years in investment banking at Lehman Brothers in New York.
Mr. Wobbeking holds an MBA from the MIT Sloan School of Management and a BA in International Studies from Johns Hopkins University.
Mr. Landtman is a partner at Alma Property Partners and is responsible for leading investment and asset management activities in Finland. He primarily focuses on deal origination, leading the asset management activities in Finland including developing relationships with asset management partners and managing the firm’s Finnish investments. Mr. Landtman has 15 years of experience within real estate private equity, investments and financing. He joined Alma Property Partners from eQ Asset Management, a leading Finnish asset manager, where he was responsible for eQ Care, a real estate mutual fund with 450 million euros of asset under management.
Between 2014 and 2016, Mr. Landtman was fully responsible for all aspects of the eQ Care mutual fund including completing investments. During his tenure the fund grew five-fold from 90 million euros to 450 million euros. He was responsible for acquiring almost 90 properties for the fund, including the purchase of a 27-asset portfolio for 155 million euros in February 2016.
Prior to eQ, Mr. Landtman worked together with Mr. de Château at Sveafastigheter from 2010-2014. Mr. Landtman was part of the Finnish investment team that acquired six portfolios with a value of 350 million euros for Sveafastigheter Fund III.
Prior to Sveafastigheter, Mr. Landtman worked in London for Veronis Suhler Stevenson, a media-focused private equity firm, where he completed equity transactions across Europe from 2006-2010. Before that he spent four years arranging and investing in mezzanine debt mainly in connection with European buyouts at Nordic Mezzanine, a UK-Finnish mezzanine investor.
Mr Landtman holds a M.Sc (Econ.) from the Swedish School of Economics and Business Administration (Hanken) in Helsinki.
Partner and Chief Financial Officer
Mr. Annehed is a partner and the Chief Financial Officer of Alma Property Partners. Mr. Annehed’s primary role at Alma Property Partners is to lead the overall group finance activities including fund structuring, transaction support, debt financing, tax and cash optimization, business/financial controlling and regulatory requirements. He has more than 10 years of experience in financial services and private equity real estate. Prior to joining Alma Property Partners, Mr. Annehed was partner and CFO at Nordic Real Estate Partners (NREP), a leading Nordic private equity real estate company.
During his time at NREP, Mr. Annehed co-led the structuring of the Nordic Strategies Fund – FCP FIS (NSF I) with €400 million of equity committed including fund raising support and set up of the local infrastructure in Luxemburg. In addition he participated in several major transactions including the divestment of the largest prime logistics portfolio in the Nordics at €650 million. As CFO, he led the finance department including a team of +10 fund/financial controllers and +30 people in outsourced shared service centers, managing more than 200 legal entities across multiple jurisdictions. Mr. Annehed was responsible for managing NREP’s Alternative Investment Fund Manager Directive (AIFMD) license application process with the Swedish Financial Inspection Association.
Prior to joining NREP, Mr. Annehed worked as Head of Finance and member of the Scandinavian private division management team at RSA (Codan/Trygg Hansa), a company with annual premiums of SEK 10 billion and +1000 employees. Prior to this, he was Head of Business Control & Accounting at the Finnish utility group, Fortum. Mr. Annehed also held various financial management and analytical positions at GE Capital from 2004-2010.
Mr. Annehed holds a BSc in Business and Economics from Lund University, Sweden.
Mr. Thams is an Director at Alma Property Partners and is part of the real estate acquisitions team. Mr. Thams’ primary roles are to source and evaluate potential acquisition opportunities and to assist in arranging debt financing. He has 6 years of experience in real estate transaction analysis and financing in the Nordic real estate market. Prior to joining Alma Property Partners, Mr. Thams worked at Niam from 2010-2015 and he was part of the acquisitions team and financing team.
Mr. Thams holds a Master of Laws degree and a BA in business from Stockholm University. He was a founding member of the first student-run law review in Sweden. He also attended Northwestern University’s Master of Public Policy Program and was a scholarship athlete for the Northwestern University varsity men’s tennis team.
Mr. Strandberg is an Associate at Alma Property Partners and is part of the real estate acquisition team. Mr. Strandberg’s primary role is to conduct real estate acquisition analysis and due diligence. Prior to joining Alma Property Partners, Mr. Strandberg was part of the real estate acquisition team at Cerberus Capital Management in Frankfurt, Germany, where he analyzed real estate transactions in Western and Northern Europe. Most notably, Mr. Strandberg took part in the acquisition of a real estate-backed loan portfolio with a nominal value of EUR 1 billion which was sold by Finansiel Stabilitet, a state-run financial organization in Denmark.
From 2010-2013, Mr. Strandberg was a financial analyst for Skandinaviska Enskilda Banken (SEB) in Frankfurt, Germany. During his time at SEB, Mr. Strandberg worked both within the Commercial Real Estate and the Sales & Trading divisions. Prior to joining SEB, Mr. Strandberg performed analysis for the Swedish Trade Council in Berlin, Germany, and Deutsche Bahn Schenker in Essen, Germany.
Mr. Strandberg holds an MPhil in Real Estate Finance from the University of Cambridge (Christ’s College) and a BSc in Business Administration, majoring in Industrial & Financial Management and German, from the Gothenburg School of Economics and University of St. Gallen in Switzerland as part of an exchange programme.

Alma Property Partners I
Alma Property Partners I is a close-ended value-add/opportunistic real estate fund focused on making property investments across all types of property sectors in the Nordic Region. The fund will invest a minimum of 50% of committed capital in Sweden with the remaining capital targeted for Finland, Denmark and Norway. The fund will seek investment opportunities that will deliver a gross leveraged IRR of 18-20%.
