Alma Property Partners is a leading real estate investment company focused on the Nordic Region of Sweden, Finland, Denmark and Norway. The company was founded in 2014 by a group of senior real estate professionals and it is owned by the management team. We leverage our extensive experience and network to find investment opportunities that are not broadly marketed (“off market” or limited competition). We seek investments across all properties sectors in the Nordics where we can create value through active asset management, typically in close cooperation and partnership with highly skilled and driven sector specialists.

For each investment theme and local market, we work with carefully selected best-in-class partners, operators and property managers to deliver top performance. We work actively to develop and enhance the areas in which we invest by cooperating with city planners, tenants and other key stakeholders

We are a partner owned and operated organization and we invest substantial personal capital alongside our investors. There are no passive owners in the company. We create clear alignment of interests with our investors and partners because we believe this is the best way to achieve top performance.

Balanced Approach

Our risk-adjusted performance targets will be met using a balanced, longer term approach to real estate investing. We acquire assets ranging from those with a stable income profile requiring fairly limited asset management efforts to those where substantial value can be created through extensive asset management, development or rezoning activities. We view real estate as a long term asset class and we believe that balance and patience are required to achieve top performance.

Creativity

We believe that creativity and vision are required to see the full potential of real estate investments. We use our extensive past experience and market knowledge in developing investment strategies but we are also driven to discover new opportunities through a rigorous analytical approach. We analyze opportunities from different angles and strive to see the market in ways that others do not.

Institutional fund management

Our institutional investors are primary stakeholders because they not only provide the large majority of the equity capital in our funds but they also are typical buyers of our properties. Many of our investment strategies involve a high degree of hands on active asset management in order to transform our properties into stabilized assets with strong cash flow. Once the work is done and the business plan has been completed, we often sell our properties to institutional and similar investors in the core and core-plus segments of the market. Institutional investors are central to our business model and we are committed to operating our funds with responsible investing, transparency and professionalism as key focus areas. As part of our commitment to being a best-in-class real estate fund manager, Alma Property Partners is a signatory of the United Nations-supported Principles for Responsible Investment (PRI) and a proud member of the European Association for Investors in Non-Listed Real Estate Vehicles (INREV), MSCI and the Sweden Green Building Council. Alma Property Partners was authorized to act as an alternative investment fund manager under AIFMD by the Swedish Financial Authority (Sw. Finansinspektionen) in May 2016

Alma Property Partners was authorized to act as an alternative investment fund manager (AIFM) under the Alternative Investment Fund Managers Directive (AIFMD) by the Swedish Financial Authority (Sw. Finansinspektionen) in May 2016. All of our fund products are Alternative Investment Funds (AIFs).
